MEMO TO: Clprk-Adminixtraior and City Council <br />FROM: Engineering/Planning Technician <br />DATE: August 4, 1983 <br />SUBJECT: KNOLLWOOD GREEN CONDITIONAL. USE PERMIT REQUEST <br />At the August 3, 1983 Planning Commission meeting, the Planning <br />Commission adopted Resolution No. 92-83 recommending approval of a <br />conditional use permll to uepraiv model units in one of the Knollwood <br />Green condominium units. Atlavhvd please find the staff report, <br />Planning Commission Resolution No. 92-83, (minutes of the August 3, <br />1983 Planning Commission meeting were not yet available), in addition <br />to Resolution No. 1640, for your review and possible adoption. <br />Per Section 40.23, Subdivision A0 0), the City Council has the option <br />to set and hold a public hearing on this conditional use permit. If <br />you choose to do so, the public hearing would be set at this upcoming <br />meeting (August 8, 1983) with the public hearing on August 22nd. <br />The developer was not aware that conditional use permit approval was <br />required to operate model homes. He is intending on showing the <br />building during the upcoming Parade of Homes which starts this Sunday, <br />August 7th. Staff has preliminarily approved the request by Ilumpal <br />Construction to start using the building as a model on Sunday, August <br />7 for the Parade of Home event with the understanding stated to the <br />applicant that if the Council does not approve Resolution No. 1640, <br />use of the building as a model would have to be discontinued. In <br />addition, should the Council place additional conditions on the <br />conditional use permit, staff wil relay the conditions to the <br />applicant. The developer also asks that the Council approve this <br />request without a public hearing which would possibly delay the use of <br />the building as a model for two weeks. <br />STAFF RECOMMENDATION: Approve Resolution No. 1640. <br />
