STAFF REPORT
CASE 142-83
PAGE. TWO OF TWO
PLANNING CONSIUERAT1ONS
1.
The addition of a strip of land 30 feet by 211.60 feet to the
existing north Jut will create a ,jog lu the property lines (see
Exhibit 2).
2.
Side lot line setbacks of the existing building on the lots
would be as follows:
Northerly Lot - 42.9 Feet
Southerly Lot - 41..5 Feet
These distances greatly exceed minimum setback requirements.
3.
The proposed subdivision will reduce the frontage of the
southerly lot to 130 feet. Based on existing Code requirements,
the location of the house on the southerly lot would prohibit
this property from subdividing into two separate lots (without
variance findings) so the decrease of a 30 foot frontage
distance of the property would not change the lot's ability to
subdivide into two.
4.
Both proposed properties meet minimum square footage require-
ments.
5.
Should, sometime in the future, the owner of 8344 Groveland Road
lot) desire to subdivide into 2 lots lying east
(the northerly
and west of each other, the City should require that the new
subdivision line lines up with the existing west lot line of the
property directly to the south to avoid another jog in the
property lines.
uJ
0 8
I
J
8351 1 Mf4
prorosld lot
Ming with
Gorrgnt 40bdIV1410n
`xE I11 z 100'
T oFrH
I big
i futwe 1&+ 60
5334
a
V_
1
ez
