C <br />( JL/ I <br />MEMO TO: Clerk -Administrator and City Council <br />FROM: Building Inspector <br />DATE: March 15, 1984 <br />SUBJECT: DEVELOPMENT REQUEST OF GEORGE WINIECKI FOR <br />2732 HIGHWAY 10 <br />Mr. George Winiecki, owner of the small office building located <br />at the above address, has requested what would be required of <br />him if he were to remodel the existing attached garage into <br />office space. Original development approval of the remodeling <br />of the single family home into office space did not include <br />remodeling of the garage area. Parking spaces calculated did <br />not include use of that area for office space. Therefore, <br />remodeling of the garage area would produce an additional <br />parking load, depending on its office use. Although the remodel- <br />ing of the space, for the most part, might seem a minor improve- <br />ment, an impact on parking would occur. In the past, the <br />Council has allowed minor improvements on commercial establishments <br />not requiring them to go through the development controls found in <br />59.07 of the Municipal Code if the overall impact was, basically, <br />unmeasurable. Staff would request direction from the Council <br />regarding this matter and its form of review and approval. <br />RECOMMENDATION: Unless the Council considers this remodeling <br />to be very minor, staff would recommend that the owner, George <br />Winiecki, be required to go through the development review <br />process in which requirements of Chapter 59.07 and Zoning Code <br />be required. The owner does have the room to provide for <br />additional parking and pending that would be required per other <br />sections of the Municipal Code. <br />SAR/bc <br />
