Johnson, P.E. <br />DATE: March 22, 1984 <br />SUBJECT: CHRISTOPHER COMPANIES DEVELOPMENT PROPOSAL <br />Mr. Pauley requested me to respond to the following questions raised <br />by the City Council at the March 12, 1984 Council meeting. <br />1. Are garages located in area regulated by Chapter 49-Flood <br />Plain ordinance? <br />2. Analyze impact of run-off from outside the site on proposed <br />project. <br />3. Should St. Stephen Street be retained for drainage purposes? <br />Review of the site plan indicates that the existing drainage ditch <br />will be located under the driveway at the North end of the project. <br />This ditch is regulated under Chapter 49. The applicant proposes to <br />fill the ditch (4500 cu. ft. of fill below elevation 902) and provide <br />additional storage volume in the area northerly of the proposed <br />garages. The additional volume to be excavated is approximately 8900 <br />cu. ft. or approximately 4400 cubic feet of additional storage. This <br />more then exceeds the requirements to provide flood storage volume <br />estimated as part of the F.E.M.A. Flood Plain Study. <br />The drainage subdistrict that flows into the existing pond area is <br />estimated to be 39.3 acres plus 9.39 acres included within the <br />project. Analysis of the future subdistrict drainage needs indicates <br />that an additional approximately 16 acres North of County Road I <br />could be drained into the pond area, but currently flows into the <br />Hillview ditch. See attached sketch illustrating areas draining into <br />the pond. <br />
