Ao„` MEMO TO: Mayor and City Council <br />FROM: Director of Public Works/Community Development <br />DATE: March 22, 1984 <br />SUBJECT: GALE/YOST ADDTION PRELIMINARY PLAT/ <br />FAIRCHILD AVENUE EASEMENT VACATION <br />Attached is a copy of the proposed Gale/Yost Addition preliminary <br />plat. The proposal is a major subdivision request which will <br />require public improvement. The City has received a petition for <br />the public improvement and a feasibility report has been <br />submitted. After the feasibility report was received the City <br />directed the developer to submit a preliminary plat. Staff has <br />the following comments: <br />1. Lot sizes are adequate in both area and frontage (11,000 <br />square feet and 75 feet wide). <br />2. The garage and shed will be removed. <br />3. Radius for cul-de-sac is 60 feet and the subdivision code <br />requires 65 feet minimum. <br />4. The City road easement on Fairchild Avenue will be used to <br />construct a portion of the cul-de-sac. <br />5. The setback of the house directly to the east, is <br />approximately 25 feet. <br />6. There are no provisions for water, sewer or water <br />retension. <br />7. The City Council has not formally accepted the feasibility <br />study. <br />The Planning Commission recommends approval of the preliminary <br />Plat and a variance on the subdivision so that the cul-de-sac can <br />have a radius of 60 feet provided the Fire Chief can operate his <br />vehicles in the area. <br />STAFF RECOMMENDATION: Staff recommends that the easement <br />vacation be tabled until April 9, 1984. Further that on April 2, <br />1984 the City Council consider development agreement requirement <br />and project approval which would indicate the portion on <br />Fairchild necessary for public right-of-way for the proposed <br />development, <br />SWT/bc <br />
