MEMO TO: Clerk -Administrator and City Council <br />FROM: Director of Public Works/Community Development <br />DATE: April 12, 1984 <br />SUBJECT: PINECREST PARK DEVELOPMENT PROPOSAL <br />Attached please find a resolution from the Planning Commission <br />on the subject project. As you recall, this project hinges on <br />the approval of a full median cross -over on Highway 10 by the <br />Department of Transportation. As of this date, I have not <br />received any comments from the Department of Transportation on <br />the full median cross -over. The Planning Commission recommends <br />rezoning the land from B-3 and R-4 to Industrial. The Planning <br />Commission also recommends that the Council review the berm, <br />landscaping and site plans. The developer submitted the plans <br />on April 11, 1984 at 4:30 p.m. Attached please find a copy of <br />Dan Boxrud's transmittal letter and the three drawings that were <br />attached. I have reviewed the subject letter and drawings and <br />in my opinion they are adequate as long as the berm is no <br />steeper than 3 foot horizontal to 1 foot vertical. <br />RECOMMENDATION: If the berm, landscaping and site plans meet <br />your approval, I recommend approving the proposal with the stipu- <br />lation that the slopes are no steeper than 3 to 1 and proceed <br />with the next steps of the development. <br />SWT/bc <br />Attachments <br />
