STAFF REPORT <br />CASE: 153-84 <br />PLANNING CONSIDERATIONS <br />PAGE TWO OF TWOS <br />Conditional Use Permit Section 40.18, Subdivision D(3) Requirements <br />for Motor Fuel Station: <br />1. All requirements of this section for the most part are complied <br />with or will be with final plans and specifications. <br />2. However, the requirement of screened residential properties has <br />`1 not been complied with on the south side of the property. <br />Setbacks and Lot Requirements: <br />1. All structures, curbing, parking and drives meet minimum <br />requirements. <br />Parking ad Access Requiremnts: <br />1. The parking reyuL71 <br />I. un in the Zoning Ordinance could <br />require as many pa es. <br />3. Commercial curb limited to 30 feet. Site plan shows 32 <br />feet. They should be reduced to 30 feet. <br />Zoning, Comprehensive Plan and Proposed Use: <br />1. The property in question is zoned B-3, Highway Commercial. The <br />proposed use is allowed under a conditional use permit. <br />2. The Comprehensive Plan designates the area as Medium Density <br />Residential. <br />STAFF RECOMMENDATION <br />Staff recommends that the City use a planning consultant to analize <br />the parking, access and zoning versus Comprehensive Plan aspects of <br />this proposal. Staff has discussed this matter with David Licht of <br />Northwest Associates and the cost is estimated to be under $1,000.00. <br />PCTION <br />Direct staff to collect the $1,000.00 fee from the applicant and have <br />the City Council order the study. <br />
