d. The adjacent property to the west is commercial and future redevelopment would include <br />appropriate screening to the residential properties to the east and north. The requested <br />rezoning would not have significant impact on the character of the surrounding area. <br />e. The City's comprehensive plan identifies a need for commercial redevelopment along <br />Mounds View Boulevard. <br />NOW, THEREFORE, BE IT FURTHER RESOLVED that the Mounds View Planning Commission, <br />based upon the above findings of fact, does hereby recommend that the City Council adopt Ordinance <br />1037 rezoning the property at 2833 Mounds View Boulevard to B-3 Highway Business. <br />Adopted this 19th day of March, 2025. <br />ATTEST: <br />(SEAL) <br />Dennis Farmer, Planning ommission Chair <br />Brian Beem , Assistant City Administrator <br />
