These <br />satisfy City requirements, 4 1 gctrft y4vj m.v. pp,✓r, <br />DRAINAGE <br />The site does not need to be reviewed by Rice Creek Watershed <br />District due to its small size (less than 2.5 acres). The applicant <br />satisfies the City's Ordinance No. 49 requirements for drainage on <br />the site. <br />PARKING <br />34 <br />City'Code requires 47 spaces. Applicant proposes.W regular spaces, <br />3 24 spaces at the pumps and 1 handicapped space. The total 4W spaces <br />are ovrrdgri" adequate for the use being proposed. <br />Note: B-6-18 curbing will be required for the paved portion of the <br />access parking. <br />CONDITIONAL USE PERMIT REQUIREMENTS <br />/7J City Code requires the City Council to conduct a public hearing. <br />Conditional Use Permit Section 40.18, Subdivision DM Requirements <br />for motor fuel station: <br />1, All requirements of this section are complied with except for the <br />following: <br />a) Paragraph (b) - Is the proposed building and site so <br />dissimilar to the existing buildings or area as to cause <br />impairment in property valves or blight? <br />b) Paragraph (g) - Will lighting meet the requirements of this <br />paragraph and Section 40.04, Subd. H, Subd. I and Subd. J. <br />c) Pragraph (n) - Are the noise control provisions acceptable to <br />the Planning Commission? <br />d) Paragraph (o) - Where will garbage be stored and is it in <br />compliance with Section 40.18, Subd.
