MEMO TO: Clerk -Administrator and City Council <br />FROM: Director of Public Works/Community Developmenjt -r <br />DATE: August 8, 1985 <br />SUBJECT: BONANZA RESTAURANT - PLANNING CASE NO. 176-85 <br />Attached please find the following: <br />1. Planning application dated July 8, 1985 <br />2, Staff Report <br />3. Site, landscape, floor and elevation plan <br />4. Planning Commission Resolution No. 139-85 <br />In order for this project to be constructed, the property must be <br />subdivided and the zoning must be changed from B-2 to B-3. The <br />City has already held the public hearing for subdividing this <br />property. This restaurant uses one lot of the Kraus -Anderson <br />(Super America) subdivision. This restaurant is a permitted use <br />in a B-3 zone. Therefore, a conditional use permit is not <br />required. The Planning Commission recommends approval of the <br />rezoning as well as the development. The Planning Commission <br />also recommends that a study be conducted of the traffic for the <br />Bonanza/Super America joint access to County Road I. There are <br />some parkinq and traffic conjestion problems that need to be <br />corrected prior to City Council approval. <br />RECOMMENDATION: Since this development requires a rezoning, I <br />recommend placing a notice in the paper on August 14, 1985, with <br />the public hearing held on August 26, 1985. A courtesy mailing <br />will be sent to the residents in the area. <br />SWT/bc <br />
