They are 2833 <br /> Mounds View Blvd (owned by the City), 2840 Mounds View Blvd (former Simon's, owned by <br /> Phoenix Realty, LLC), and 7861 Groveland Road (behind Simon's, owned by the City), illustrated <br /> on the next page. The 2833 parcel is currently R-1, the other two are currently B-2. All are being <br /> rezoned to B-3 because that zone allows drive-thru businesses, which are a possibility for the <br /> sites. A fourth commercial parcel at 2848 Mounds View Blvd may redevelop, but it is already <br /> zoned B-3. The City-owned site at 2716 Hillview Road, now zoned R-1, has been discussed for <br /> redevelopment, but is not part of this rezoning action at this time.
