Proposed Reuse of Property <br />a. Current Land Use <br />The current land uses in the development district include <br />vacant, single, two and multiple -family residential, and <br />commercial. "he current comprehensive plan identifies the <br />zoning for the dlstriet or retail business, general husiness, two <br />family, general residence and multifamily. The proposed <br />office complex will be zoned in eonforrnance with the City's <br />zoning ordinances. <br />b. Proposed Reuse of t.a•,d <br />It :s proposed that a portion of the property identified in <br />Section C of the Development Plan will be developed as a <br />commercial/office complex. The city has increased the <br />,availability of commercial land areas in the City and has <br />doubled its commercial land area since 1974. This increases <br />opportunities for commercial development in the future. <br />Along with providing suitable sites for development the City <br />will continue .. .^:prove tref!ie .._cep end eireulation <br />oatterns from Highway 10 thus encouraging the development <br />of retail and service outlets as well as motor vehicle oriented <br />commercial and service activities. <br />G. Administration and Maintenance of District . <br />Maintenance and operation of the public improvenents in the municipal <br />development district will be the responsibility of the development district <br />administration of the City. Each year the administrator of the municipal <br />development district will submit to the City Council the maintenance and <br />operation budget for the following year to be charged to the properly in the <br />district. The City Council will certify the assessments to the CountV <br />Auditor for collection. The City Council will levy these assessments, i! any, <br />in accordance with the procedures established it, Minnesota Statutes, <br />Section 429.041. <br />The municipal development disir,et administrator will admi:,ister the <br />municipal development distret pu'suan, to the provisions of Section <br />472A 10 of Uc Miruuesota Statute provided, however, that such powers may <br />only t+c exercise a� t the direcucn of the City Council. No action taken by <br />the administrator of the development disirict pursuant to the above - <br />mentioned powers shall be effective without autnorization by the City <br />Council. <br />l� <br />u <br />
