Tbpngraphic drawinq with water and sewer. <br />fie Planning Commission recommends approval of the major subdivision (2 lots into 6 <br />zero lot line lots) and recrmrends development approval of a duplex. fie developer <br />will be providing storm water detention pond calculations. I recommend that the inw <br />area (elevations below the 906 contour) he filled such that all the water drains to th <br />south side of lot 06. .At that point, a storm water retention basin will to <br />constructed. This will allow the elimination of the existing storm water detention <br />pond, wood fence and pump. <br />The developer will also slow tmnmshed contour lines on nrs contour map. The con tia <br />map will show a drainage swale on the west side of lot /1. <br />I recommenl the followinq: <br />1. A 10 foot drainage easement on the west side of lot #I. <br />2. A 30 foo_ ut:li'y easement on the west side of lots /5 and /6 arc( a 20 foot <br />utility easement on the south side of lot 41. Ail of these easamencs are for <br />sanitary sewer ser-ice. <br />1. The sewer aervice lire fret the manhole :n t'me southwest cirner of lot 16 be <br />extended for lot 11 and another sewer servire line be extended directly to lox 02 <br />from said manhole. The responsibility for maintaining and cleaning tne above <br />mentioned sewer st�rvice line will be with the property ownErs of lots II anj 12. <br />The City will be responsible for cleaning and maintaining the sanitary sewer <br />from the manhole on the southwest corner of lot 16 to the west. The C4cy's jet <br />truck can clean the sewer service line from the street west of this development <br />to the said manhole. <br />4. An easement for the retention pond. <br />The development is not in a flrrryi hazard or wetland area. <br />The City Code requires that a hearinq be held for the major subdivision. <br />MCOMIE14(1ATION: I recommend publishinq a notice in the New Briqhtan Bulletin for this <br />proec� t)on February 5, 1986.
