Tbpngraphic drawinq with water and sewer. fie Planning Commission recommends approval of the major subdivision (2 lots into 6 zero lot line lots) and recrmrends development approval of a duplex. fie developer will be providing storm water detention pond calculations. I recommend that the inw area (elevations below the 906 contour) he filled such that all the water drains to th south side of lot 06. .At that point, a storm water retention basin will to constructed. This will allow the elimination of the existing storm water detention pond, wood fence and pump. The developer will also slow tmnmshed contour lines on nrs contour map. The con tia map will show a drainage swale on the west side of lot /1. I recommenl the followinq: 1. A 10 foot drainage easement on the west side of lot #I. 2. A 30 foo_ ut:li'y easement on the west side of lots /5 and /6 arc( a 20 foot utility easement on the south side of lot 41. Ail of these easamencs are for sanitary sewer ser-ice. 1. The sewer aervice lire fret the manhole :n t'me southwest cirner of lot 16 be extended for lot 11 and another sewer servire line be extended directly to lox 02 from said manhole. The responsibility for maintaining and cleaning tne above mentioned sewer st�rvice line will be with the property ownErs of lots II anj 12. The City will be responsible for cleaning and maintaining the sanitary sewer from the manhole on the southwest corner of lot 16 to the west. The C4cy's jet truck can clean the sewer service line from the street west of this development to the said manhole. 4. An easement for the retention pond. The development is not in a flrrryi hazard or wetland area. The City Code requires that a hearinq be held for the major subdivision. MCOMIE14(1ATION: I recommend publishinq a notice in the New Briqhtan Bulletin for this proec� t)on February 5, 1986.
