STAFF REPORT <br />CASE NO. 186-86 <br />LOT SITE <br />PAGE TWO OF TWO <br />The proposed lots satisfy the City's Code requirements. <br />DRAINAGE <br />The site needs to be reviewed and approved by the Rice Creek <br />Watershed District because it is larger thar. 5 acres. Storm <br />water detention for this subdivision should not be A problem <br />because there is a farely large wetland on the northeast area of <br />this site. <br />PUBLIC HEARINGS <br />City Code requires that the City Council hold a public hearing on <br />major subdivision and mail notices to property owners living <br />within 350 feet of the property. <br />WATER AND SEWER ACCESS <br />City water and sewer lines are located in the streets. <br />DRAWINGS <br />If this sketch plan meets with your approval, I will ask the <br />applicant to prepare a preliminary plat for you at the next <br />Planning Commission meeting. <br />WETLAND AND FLOOD PLAIN <br />The site is not in a flocd plain. There is a wetland on the site <br />(Attachment /1). The Ramsey Soil and Water Conservation District <br />inspected this site in the summer of 1985. Their inspectir_n <br />determined the wetland boundary which is indicated on the skei_`. <br />plan as well as the City's wetland map. The existing wetland is <br />s:r.aller than the area that is protected by the wetland <br />ordinance. Therefore, a reduction in size of this wetland is <br />justified. <br />ATTACHMENTS <br />1.
