Hwy 10 <br />New Brighton, Mn. 55112 <br />RE: Rebuilding K Station <br />2901 Highway 10 <br />Moundsview, Mn. 55112 <br />Dear Stave: <br />The Kunz Oil Compnny has been operating a self-service station <br />at the above address from the date of purchnne, July 1, 1981. <br />When this property was purchased, from the Martin Oil Co., it was <br />with the intention that some day we would rebuild to fit into our <br />retail plans throughout the metropolitan area. We have remodeled <br />our station at 109th and Central in Blnine, which the council and <br />planning board enthusiastically accepted. <br />The attached site plan shows that we plan to remove the existing <br />building and build a new 24' x 54' convenience store, 1296 square <br />feet. 312 square feet storage 6 restrooms,984 square feet retail <br />space. <br />The existing 3 islands will be replaced by 2 - 4 x,;06 foot islands <br />allowing more room for the motorist. <br />The three existing tanks will remain with no additional tanks being <br />added. <br />Parking will be more than adequate with all parking stalls marked <br />and allowing parking stalls for the handicapped, <br />Landscaping will be provided to the satisfaction of the city, in <br />the rear of the property and on the east side, west side and front. <br />Grading and drainage will be changed to confirm to the city's request <br />for ponding areas. <br />C/ <br />
