Thatcher <br />Director of Public Works/Community Development <br />Planning Commission Members <br />City of Mounds View <br />2401 Highway 10 <br />Mounds View, MN 55112 <br />RE: Proposed Planned Unit Development For Approximately <br />60 Acres Of Property Hounded Generally by County Road <br />H2, U.S. Highway 10, and Interstate Highway 35W, <br />Mounds View <br />Dear Mr. Pauley, Mr. Thatcher, and Planning Commission <br />Members: <br />Confirming our discussions at the August 21 Planning <br />Commission meeting and August 25 City Council meeting, it is <br />our intention to request Planned Unit Development (P.U.D.) <br />classification and approval of our new development project <br />at the above location. <br />We have reviewed the Mounds View P.U.D. Ordinance and submit <br />this letter along with the enclosed exhibits and attachments <br />to meet the P.U.D. submission requirements. <br />Our proposed P.U.D. includes a mix of commercial <br />(office/service/showroom), light industrial, and restaurant <br />uses within an integrated, coordinated 60-acre development <br />site. <br />Four (4) office/service buildings totalling 231,000 square <br />feet will be situated generally along the Highway 10 <br />frontage, taking advantage of the highway visibility and <br />exposure. These buildings will serve the market of office, <br />office/service, office/showroom, and high technology/ <br />research and development facilities. <br />The office/service buildings are designed to accommodate up <br />to 75% office finish and 25% service, storage, or other <br />lesser finished area. <br />REAL ESTATE DEVELOPMENT <br />
