Wonson <br />RE: Traffic Study for Proposed Mounds View Development <br />PURPOSE AND BACKGROUND <br />86-34-40 <br />The purpose Of this memorandum Is to document our analysis <br />and findings concern!nq the proposed development located in <br />the City of Mounds View north of T.H. 10 and west of <br />Interstate 35W. Principal Issues which we have addressed <br />Include: <br />• The general ability of the public roadway system to <br />accommodate development traffic <br />• Tile necessity for slgnallzatlon of the proposed main <br />site access to T.H. 10 <br />• Traffic impacts, Including truck traffic, on Quincy St. <br />north Of the site <br />• Traffic Impacts, Including truck traffic, on County <br />Road H-2 east of T.H. 10 <br />Figure I presents the proposed development concept plan <br />which we understand lies been slightly modified. As we <br />understand It, the proposal consists of 231,000 sq. ft. of <br />offlce/service development, 481,000 sq. ft. of light <br />Industrial space, and a 4,000 sq. ft. quick service restaur- <br />ant. Fwi1 development of the proposal Is expected to occur <br />by 1991. Principal access to the development occurs from <br />T.H. 10 In two locations: a full movement access approxl- <br />mately half way between County Road 11 and County Road H-2 <br />and a right In/out only between County FI and the full <br />movement access. Tl,e public roadway at the full movement <br />access will extend northward to an Intersection with County <br />Road 11-2, allgned directly across from Quincy St., and east- <br />ward to Program Ave. Two additional access points to <br />Individual bulldings from County Road 11-2 are proposed west <br />of Quincy St. Program Ave. Is proposed to be extended along <br />the eastern portion of the property connecting County Road <br />11-2 with Clifton St. Just north of County Road H. <br />Individual accesses are proposed to Program Ave. <br />
