Building "F" (Light ihdusU ial I)
Mounds View Business Park
Dear Kim:
As we dicussed last week, Everest Development plans to --tart
construction soon on Building F within Mounds View Business
Park. our final site plan for,Building F is essentially the
same as the plan which was approved as part cf the PUD
process, with a few minor modifications. I have summarized
the comparison between the"t1wo plans below for your review
and information.
PUD -)LAN
F1d; AL PLAN
Building
Footprint
60,000 SF
60,168 SF
Gross Floor
Area fine'-.
Mezzanine)
69,000 SF
66,816 SF
Grass Leasable
Area (90% of GFA)
62,100 SF
60,134 SF
Parking Stalls
115 Stalls
150 Stalls
Parking Ratio
1.85/1000
2.49/1000
Note that the final plan indicates two potential areas of
"future" mezzanine, totalling 7,992 square feet. The three
potential areas of mezzanine depicted could accomodate a
variety of tenant space requirements. It is unlikely,
however, that all three mezzanine areas will actually be
built. Tf this does occur, the total GFA would be 74,808
square feet and the GLA would be 67,327 square feet. The
150 parking stalls provided would still provide an ample
parking ratio of 2.23 stalls/1000 square feet.
1(0S Long h1w Raid
11), WL 13192 • Ro LmIle, MN 55113
0.121636-55W
