Co. have before <br />you a site plan which is for a Mixed use PUD, combining a state <br />of the art self storage facility with a two story 1200 SF home <br />for resident manager and a ±12,000 SF office building. In this <br />proposal, a strong landscape image and facade is presented along <br />County Road I. As designed, the project would complement the <br />boundary of the park across County Road I. The project has <br />only 15' of frontage along Highway 10 which will also be <br />landscaped with a combination of shrubs and trees. This proposal <br />has natural buffering along the north property line via the <br />St. Paul 4later Works 60' easement and the 113 Ac. B-2 parcel <br />owned by Mr. Dale Jones. <br />In order to create the opportunity for this development to occur, <br />PSI and Kraus -Anderson met with staff on three separate occasions. <br />Staff advised us to utilize the PUD zoning format. Due to the <br />cu_rent land ownership, to comply with the present code, a <br />variance to the minimum size of 5 AC. became necessary to request. <br />The stated purpose of this process is:(40.23) ..to provide for <br />the integration and coordination of lane? parcels as well as the <br />combination of varying types of residential, commercial and <br />industrial uses. Subd. B: All permitted, permitted accessory, <br />or conditional uses contained in Section 40.10 through 40.22 <br />of this chapter shall be treated as permitted uses to eliminate <br />the overlapping procedural requirements of individual conditional <br />use provisions... The B-2 zoning district has the following purpose <br />.to provide for low intensity, retail or service outlets which <br />,..to <br />directly with the customer for whom the goods or services <br />are furnished. The uses allowed in this district are to provide <br />goods and services on a limited community market scale and located <br />in areas which are well served by collector or arterial street <br />facilities at the edge of residential districts... <br />
