City staff has discussed removing these minimums to allow <br /> properties of any size to be processed as a PUD. The attached ordinance would accomplish this <br /> by removing standards in three sections of the ordinance. The size and frontage limits are not <br /> needed, we believe, and hamper reasonable development and redevelopment of smaller parcels. <br /> The pertinent code sections are as follows, with strikeout text noting what is recommended for <br /> deletion. Standards relating to parcel size and required frontage are in three separate sections, <br /> relating to residential, commercial or industrial, and mixed use PUDs. The size limits for these <br /> three types of PUDs are currently 3 acres, 5 acres, and 4 acres, respectively, and 200 feet of <br /> street frontage: <br /> 160.317 SPECIAL REQUIREMENTS AND STANDARDS. <br /> (A) Residential planned unit development. <br /> (1) Purpose. It is the intent of this division (A) to establish special requirements for the <br /> granting of a conditional use permit for residential PUD projects which are in compliance <br /> with the permitted and conditional uses allowed in a specific district, including dwellings, <br /> offices and institutional uses of one or more buildings in relation to an overall design and <br /> integrated physical plan and in accordance with the provisions and procedures as <br /> prescribed in this chapter. <br /> (2) Minimum pifqjeGt s4e.
