STAFF <br />REPORT ,.nr. w r .a.s I (Z .. <br />PLARNING COMB[ISSION REVIEW DATE: April 19, 1989 <br />AGENDA ITEM NUMBER: 2 (Agenda Session) <br />CASE SU14BFR: 261-89 <br />APPLICANT: Wally Bauer <br />PROPOSED REQUEST: Applicant requests a minor subdivision <br />and ztrro lot line review. <br />LOCATION OF REQUEST: 2565/67 County Road I <br />Wally Bauer Construction has submitted a request to the City for <br />a minor subdivision to allow the construction of a zero lot line <br />duplex at the property located at 2565/67 County Road I.' <br />Attached for your information is a copy of the planning <br />application, City map showing the location of the property, <br />surveyor's certificate showing the planned subdivision, and the <br />R-2 section of the City's Zoning Code. <br />Staff review of the subdivision has revealed that the proposal is <br />consistent with and exceeds the dimensional requirements for an <br />9-2 zero lot line lot in the City of Mounds View. The Developer <br />has been advised of the deed restrictions required Chapter 40.11, <br />Subdivision C M , of the Zoning Code for zero lot line <br />developments. I have indicated to the Developer that those <br />restrictions must be covenance on the deed for these two parcels <br />should the subdivision be approved. <br />Also attached for you information is a copy of the plans for the <br />duplex to be constructed on this site for development review <br />purposes. Staff has reviewed these plans and found them to be <br />consistent with the requirements of the City's Zoning Code for <br />parking and building size. <br />STAFF RECOMMENDATION: Staff would recommend approval of the <br />Finer subdivision and development agreement for this project. <br />DFP/BAC <br />
