C►fy � �ou�ds �Q�. <br />o�w n nt an <br />PLANNING COMMISSION REVIEW DATE: May 3, 1989 <br />AGENDA IT&3 NUMBER: 8 (Regular Meeting) <br />CASE NUMBER: 265-89 <br />APPLICIXT: Jccc *i Huhne <br />REPORT PREPARED BY: City Planner Hrea <br />PROPOSED REQUEST: Applicant requests a minor subdivision <br />to split one lot into two lots. <br />LOCATION OF REQUEST: 8406 Red Oak Drive <br />Josephine Huhne has submitted a request to the City for a minor <br />subdivision of a residential lot located at 8406 Red Oak Drive. <br />Attached for your review is a copy of the planning application, <br />City map indicating the location of the property, the section map <br />showing surrounding conditions and the applicable section of the <br />subdivision ordinance. You received a surveyor's certificate <br />showing the proposed lot split at your April 19th meeting. <br />The proposed lot split would create two conforming single family <br />lots in the R-1 District. The vacant lot would front on <br />Fairchild Avenue and the lot with the existing home would front <br />on Red Oak Drive. Due to the proposed location of the rear lot <br />line, an existing shed must be relocated to proposed Tract A in <br />conformance with the ordinance requirement which states that in <br />order to allow any accessory building there must be a principal <br />building existing on the same lot. <br />Anoth^_r consideration is the location of the proposed lot line in <br />relation to the surrounding property lot lines, particularly the <br />rear lines. As shown on the attached section map, the proposed <br />lot line does not line up with the existing rear lot lines. The <br />City Engineer has made comments regarding this rear lot line <br />alignment. The City Engineer's report is attached for reference. <br />The City Engineer has also indicated that there are a number of <br />information items missing from the plat that must be added prior <br />to final approval from the City Council and recording with the <br />County. <br />
