' z�-eM Sq <br />7: 05 P.m , <br />MEMO TO: Mayor and City Council <br />FROM: City Planner Hren <br />DATE: July 13, 1989 <br />SUBJECT: SABRI AYAZ WETLAND ALTERATION PERMIT <br />MOUND£ VIEW PLANNING CASE NO. 273-89 <br />Mr. Sabri Ayaz has applied for a wetland alteration permit to <br />replace patio blocks and add stairs and a walkway to access <br />garage doors at the property he owns at 7751 Bona Road in Mounds <br />View. The property is zoned R--1 and is entirely located within <br />the wetland buffer zone and a portion of the property is located <br />within the wetland. The proposed development does not encroach <br />into the wetland. <br />The applicant has requested to replace the existing patio blocks <br />with a 4" concrete slab and add a sidewalk with stairs to access <br />the garage door. The applicant is also replacing an existing <br />driveway that is not subject to this permit because the <br />dimensions of the old driveway are the same as the proposed <br />driveway and is not considered new construction. <br />The patio stairs and walkway are new, therefore, requiring the <br />a permit. <br />The Wetland Ordinance allows construction within the buffer zone <br />with approval of a Wetland Alteration Permit. The lot meets all <br />minimum Lot requirements and the proposed additions meet all <br />setback requirements. <br />STAFF RECOMMENDATION: Staff recommends approval of the Wetland <br />Alteration Permit contingent upon the following: <br />1. Appropriate buildina permits are applied for and obtained. <br />MMH/BAC <br />
