I. .
,^ MEMO TO: Mayor and City Council
FROM: City Planner Hren/Engineering Aide Gamble
DATE: November 16, 1989
SUBJECT: WETLAND ALTERATION PERMIT REQUEST BY JAN AND
JERRY HAUCK, 2332 SHERWOOD ROAD, PLANNING CASE
NO. 284-89
The applicant's have requested a wetland alteration permit to
construct a three -season porch and room addition (located below
the porch) to their house at 2332 Sherwood Road. The property is
zoned R-1, Single Family Residential. Where the deck is shown on
the site plan is the location of the proposed addition. The deck
has been removed and would be replaced with the three -season
porch and room addition. The majority of the property is located
within a wetland buffer zone, but is not within the wetland
itself. An existing deck lies on the proposed addition site
which is located within a wetland buffer zone.
Section 48.05, Subd. 5(c), of the Wetland Zoning Ordinance
indicates that all structures shall be set back at least 100 feet
from the wetland. However, Section 48.06, Subd. 4(c), allows for
minor development in a buffer zone with a wetland alteration
permit. Due to the existance of the neck already, the addition
of a three -season porch Would not add any impact to the wetland.
The proposed addition is in compliance with Section 40.05, Suba.
C, of the Zoning Code, and meets all height limitations and
minimum lot area and width restrictions as outlined in the Zoning
Code.
MMH/TJG:BAC
IL
