l <br />STAFF REPORT <br />DONALD ANDERSON <br />JULY 19, 1989 <br />PAGE TWO <br />The lot, however, is not located on the periphery of a <br />residential block but rather it is in the middle of the block or <br />acting as a buffer from any non -compatible use. <br />A critical issue in all proposed rezonings is the compatability <br />of the potential uses with the surrounding existing and intended <br />uses of the area. <br />The minimum lot requirements for an R-2 District are as follows: <br />Required Proposed Requirement Met <br />Minimum Lot Area 12,500 SF 27,600 SF Yes <br />Minimum Lot Width 100 FT 102 FT Yes <br />SUMMARY <br />The proposed use in in compliance with the Comprehensive <br />Plan. <br />The lot has enough area and width to accommodate a two-family <br />structure. <br />. The site is on a collector street. <br />• The site is not on the periphery of a single family area. <br />• There are no other two-family units in this area. <br />Please provide some direction to Staff as to your desire <br />regarding this request.
