RED OAK PARK <br />DEVELOPMENT AGREEMENT NO. 86-78 <br />EXHIBIT 2A <br />In addition to the foregoing conditions, the developer agrees to <br />the following: <br />1. Payment of all City administrative expenses above and <br />beyond amounts previously submitted. <br />2. Developer shall furnish and install all utilities. <br />3. Pay a park dedication fee of $840.00 prior to the City's <br />approval of the subdivision. <br />4. Obtain City approval of the final plat and provide <br />evidence of recording of said plat at Ramsey County prior <br />to submitting building applications. <br />5. Developer shall obtain City approval of the plans and <br />specifications. <br />6. Developer shall finance utility installation. <br />7. The Developer shall remove any accessory buildings, <br />existing playground equipment, existing sidewalk, <br />existing bituminous, and other miscellanous equipment <br />from the site by July 1, 1987. <br />8. The City Council may approve the final plat contingent <br />upon approval from Rice Creek Watershed District. <br />9. The Developer shall secure ap -oval for a grading plan <br />from the City Engineer for tha entire site. The grading <br />shall be completed by July 1, 1987. <br />10. The Developer shall install temporary pond (as per plan <br />submitted) or install permanent pond prior to issuing a <br />second building permit. <br />11. On each lot a single family house shall be constructed. <br />12. The Developer shall furnish a $1,000 security for 7 years <br />to guarantee the ponding area and control structure. <br />13. The Developer shall pay assessments for existing <br />utilities on lots that have not previously been assessed <br />for said utilities in the amount of $9,951.89 prior to <br />final plat approval. <br />City: <br />REVISED 12/30/86 <br />Developer: <br />
