When the final plat is recorded by Ramsey County, the <br />Developer shall be permitted to construct on one of the <br />following lots (Lots 1, 2, 3, 4, 15, and 16) provided the <br />lot corners are installed for said lot. Upon complying <br />with requirement ill above and installing lot corners, <br />the developer shall be permitted to construct on lots 1, <br />2, 3, 4, 15, and 16. <br />13. The Developer shall retain one contractor to furnish and <br />install water and sewer service lines from water and <br />sewer mains to the property lines of Lots 1, 2, 3, 4, 15 <br />and 16. <br />14. The City shall not receive building applications for <br />Lots 5, 6, 7, 8, 9, 10, 11, 12, 13, and 14 until water, <br />sanitary sewer, storm sewer; including pond, concrete <br />curb and gutter and bituminous base have been installed. <br />15. The City Council may approve the final plat contingent <br />upon approval from Rice Creek Watershed District. <br />16. The Developer shall indicate location of existing <br />overhead utilities and easements on the preliminary plat. <br />17. The Developer shall secure approval for a grading plan <br />from the City Engineer for the entire site. The grading <br />shall be completed by July 1, 1987. <br />18. Developer shall obtain City approval of the plans and <br />specifications. <br />19. The Developer shall install metal fence posts at lot <br />corners prior to utility construction. <br />20. The Developer shall pay for and install street lights. <br />21. The Developer shall furnish and install a stop sign and <br />street name sign that meets City approval. <br />22.
