r, � .. <br />B <br />TO: CITY OF MOUNDS VIEW <br />ATTN: DON PAULY <br />FROM: DAN BOXRUD <br />DATE: JULY 10, 1987 <br />SUBJECT: GREENFIELD ESTATES PRELIMINARY PLAT - <br />SER FILE: 87154 <br />As requested, I have reviewed.the preliminary engineering aspects <br />of the Greenfield Estates preliminary plat. I find that the . <br />proposal is generally adequate from an engineering standpoint. <br />- <br />I have noted several items which ahouid be addressed in the - <br />construction plans which are not necessarily conditions of <br />preliminary plat approval. Sanitary sewer and waterservices <br />will need to be extended tc all lots. This will mean that lots <br />16 and 17 will need to be served by services which will cut into <br />Edgewood Drive nee.r Pinewood Circle. The services for lot 18 can <br />be taken off the existing sanitary sewer and water in the <br />easement along the south side of the lot. There will alsoheed'- <br />to be sewer and water service cuts into Nillview Road to serve <br />the numbar of lots proposed. <br />The existing portion of Edgewood Drive from County Rd. I to <br />Pinewood Circle has no concrete curb and gutter. The developer <br />of the Edgewood Square plat put the 32' roadway in at his own <br />expense. It 'Mould seem appropriate if the developer of <br />Greenfield Entatea put the concrete curb and gutter in to bring <br />this roadway up to city standards. <br />We have reviewed the grading and drainage situation in soma <br />detail relative to the city coda and ordinances. We find that <br />the proposed grading and drainage plan is adequate. The existing <br />floodplain elevation is 903. We find that the flood level after <br />development of this project will be at or below elevation 903. <br />The lowest level of all the homes around the wetland area should <br />therefore be set at a minimum elevation of 905. <br />The culvert proposed ender Edgawood Drive is rdequate for a 5- <br />year design storm. The storm sewer system discharging water• to <br />this plat from the west has previoualy been identified as <br />inadequate for a 5-year design storm. Therefore, the 36" <br />reinforced concrete culvert proposed will convey at leas+-. as much <br />water as the storm sewer system to the west can deliver. During <br />
