X 145 Et. <br />�1 (0.6 acres) <br />LOT DEPTH AND WIDTH: depth - 184 feet (approx+) <br />width - 145 feet (approx.) <br />EXISTING 7.ONING: B-1, Neighborhood Business District ;•, ; <br />CONTIGUOUS LAND USES R-1 to the north <br />R-2 to the northwest <br />R-3 to the west <br />R-1 to the south <br />B-3 to the east <br />CONFORMANCE TO COMPREHENSIVE LAND USE PLAN: The Comp- ' <br />rehensive Land Use Plan indicates this site as well <br />as the property to the east of this site is designated <br />I� <br />for neighborhood commercial. <br />ZONING CONFORMANCE TO COMPREHENSIVE PLAN: Existing <br />zoning conforms with Comprehensive Plan use. The <br />property to the east which is zoned B-3 is a use that <br />is slightly higher than the Comprehensive Land Use <br />ice( <br />Plan calls for. The Comprehensive Land Use Plan has <br />two designations for commercial area. They are Neigh- <br />borhood Commercial and Highway Commercial. Neighborhood <br />ot <br />Commercial areas have the normal zonings of B-1 and 0-2, <br />whereas, the Highway Commercial designations have <br />zonings of B-3 and B-4. Therefore, zoning this property <br />to 0-3 is not in conformance with the City's Comprehen- <br />sive Land Use Plan. .I beleive that this issue should be <br />resolved before addressing the other concerns of a gas- <br />oline station on the corner. of County Road 1 and <br />Edgewood Drive. <br />C <br />
