At maximum utiliza- <br />tion of that space, and full employment, they will need 250 <br />parking stalls. Upon initial occupancy, only 210 stalls <br />will be needed. <br />1 <br />With 250 of 377 total parking stalls allocated to the prime " <br />tenant, this will leave 127 stalls for the remaining 100,000 <br />square feet of gross building area. This amount of parking <br />should be more than adequate to lease up the remainder of <br />the building to one or more representative bulk distribu- <br />tion/warehouse tenant(s). The total of 377 stalls will also <br />be ample to meet our prime tenant's parking needs if they <br />expand, az projected, to occupy the entire building. <br />In the unlikely event, however, that tenants for this <br />building need a greater amount of parking, we can provide up <br />to 236 additional stalls (613 total) within the paved truck <br />court area on the south side of the building, while still <br />providing ample truck service areas. In resncnse to a <br />concern raised by Dan Boxrud, the City's consulting <br />engineer, we have reviewed the proposed location of these <br />trees in relation to the level of ponding areas to the north <br />along Woodale, and we have determined that the trees are in <br />
