Item No: 07A <br />Meeting Date: May 1, 2024 <br />Type of Business: Planning Business <br /> Planning Case: MI20024-0001 <br /> <br />City of Mounds View Staff Report <br />To: Mounds View Planning Commission <br />From: Phil Carlson, AICP, Stantec, City Planner <br />Item Title/Subject: Voyager Subdivision, Preliminary and Final Plat <br /> <br />Address: 7900 Sunnyside Road <br />PID: 063023420028 <br />Legal Description: Lot 103, Spring Lake Park HillView <br />Zoning: R-1 <br />Owners: Joshua Beach, Cory Shae Beach <br />Applicant: Joshua Beach <br />Request: Preliminary, Voyager Subdivision <br /> <br /> <br />Introduction: <br />The Beaches own the single family lot at 7900 Sunnyside <br />Road, in the NW quadrant of Sunnyside and Hillside Road. <br />They want to subdivide the property into two lots and are <br />applying for a subdivision to be called Voyager Subdivision. <br /> <br />Background: <br />The existing lot is about 136’ X 231’, or 31,363 sq ft in size. <br />There is an existing house on the east side of the lot which <br />would remain and an existing garage in the middle of the lot <br />which would be taken down. <br /> <br />The proposed plat would divide the parcel into two lots: Lot 1 <br />would be about 108’ X 136’, or 14,587 sq ft; Lot 2, a corner <br />lot with the existing home, would be about 123’ X 136’, or <br />16,776 sq ft. <br /> <br />The minimum dimensions for single family lots in the R-1 <br />district are 75 ft wide and 11,000 sq ft for interior lots, and <br />100 ft wide and 12,500 sq ft for corner lots. In addition, the <br />required side setback is 10 ft. The location of the new <br />common lot line between Lot 1 and Lot 2 would leave more than enough side setback from the <br />existing home. The proposed lots meet all zoning requirements. <br /> <br />Water and sewer service to new Lot 1 would be from Hillview Road. Grading for the new home <br />on Lot 1 would create swales on the west and north sides of the lot to direct drainage around the <br />new home and keep it from neighboring properties. Drainage and utility easements are proposed <br />around the perimeter of both lots. The preliminary and final plat, with notes, are illustrated on the <br />next page overlaid on an aerial photo.
