Resolution 1171-24,Approval of the Voyager Subdivision Preliminary Plat at <br /> 7900 Sunnyside Road <br /> Phil Carlson, City Planner with Stantec, stated The Beaches own the single family lot at 7900 <br /> Sunnyside Road, in the NW quadrant of Sunnyside and Hillside Road. They want to subdivide <br /> the property into two lots and are applying for a subdivision to be called Voyager Subdivision. <br /> The existing lot is about 136' X 231', or 31,363 square feet in size. There is an existing house on <br /> the east side of the lot which would remain and an existing garage in the middle of the lot which <br /> would be taken down. The proposed plat would divide the parcel into two lots: Lot 1 would be <br /> about 108' X 136', or 14,587 square feet; Lot 2, a corner lot with the existing home, would be <br /> about 123' X 136', or 16,776 square feet. The minimum dimensions for single family lots in the <br /> R-1 district are 75 ft wide and 11,000 square feet for interior lots, and 100 feet wide and 12,500 <br /> square feet for corner lots. In addition, the required side setback is 10 feet. The location of the <br /> new common lot line between Lot 1 and Lot 2 would leave more than enough side setback from <br /> the existing home. The proposed lots meet all zoning requirements. Water and sewer service to <br /> new Lot 1 would be from Hillview Road. Grading for the new home on Lot 1 would create <br /> swales on the west and north sides of the lot to direct drainage around the new home and keep it <br /> from neighboring properties. Drainage and utility easements are proposed around the perimeter <br /> of both lots. Staff commented on the request further and recommended approval of the <br /> Subdivision Preliminary Plat as requested. <br /> MOTION/SECOND: Commissioner Nelson/Commissioner Munson. To approve Resolution <br /> 1171-24, a Resolution Recommending Approval of the Voyager Subdivision Preliminary Plat at <br /> 7900 Sunnyside Road. <br /> Ayes—5 Nays—0 Motion carried. <br /> 8. Reports <br /> A. Reports of Staff <br /> Assistant City Administrator Beeman had no report for the Planning Commission. <br />
