RESOLUTION 1174-24 <br /> CITY OF MOUNDS VIEW <br /> COUNTY OF RAMSEY <br /> STATE OF MINNESOTA <br /> RESOLUTION RECOMMENDING APPROVAL OF PRELIMINARY AND FINAL PLAT <br /> FOR HIDDEN HOLLOW NOOK AT 7149 PLEASANT VIEW DRIVE; <br /> MOUNDS VIEW PLANNING CASE M12024-0002 <br /> WHEREAS, Nathan Dornquast owns the property at 7149 Pleasant View Road, legally described <br /> as Lot 2, Block 1, HIDDEN HOLLOW SOUTH, Ramsey County, Minnesota. Jason Stockwell, RFC Fields <br /> LLC, owns the adjacent property at 3033 Woodale Drive, legally described as Lot 46, KNOLLWOOD <br /> PARK RAMSEY CO. MINN., Ramsey County, Minnesota. <br /> WHEREAS, the above noted properties are zoned R-1 Single Family Residential; and, <br /> WHEREAS, the above named property owners wish to adjust the lot line between the Dornquast <br /> lot at 7149 Pleasant View Drive and the Stockwell lot at 3033 Woodale Drive by proposing a plat to be <br /> called Hidden Hollow Nook; and, <br /> WHEREAS, the Mounds View Planning Commission has reviewed the preliminary and final plat <br /> and has considered the code requirements and pertinent issues involved in the request. <br /> NOW, THEREFORE, BE IT RESOLVED that the Mounds View Planning Commission hereby <br /> recommends approval of the preliminary and final plat for Hidden Hollow Nook as submitted on the <br /> Preliminary Plat and Final Plat survey maps from E.G. Rud and Sons dated 10/17/2024, with the following <br /> condition and findings of fact: <br /> Condition for Approval <br /> 1) Drainage and utility easements will be recorded as described on the Preliminary Plat dated <br /> 10/17/2024 and Final Plat from E.G. Rud and Sons at the time the final plat is recorded. <br /> 2) The highway and utility easement will be vacated as illustrated on the Preliminary Plat map from <br /> E.G. Rud and Sons, dated 10/17/2024 at the time the final plat is recorded. <br /> Findings of Fact for Approval <br /> 1) Nathan Dornquast owns the property at 7149 Pleasant View Road, legally described as Lot 2, <br /> Block 1, HIDDEN HOLLOW SOUTH, Ramsey County, Minnesota.
