RESOLUTION 1175-24 <br /> CITY OF MOUNDS VIEW <br /> COUNTY OF RAMSEY <br /> STATE OF MINNESOTA <br /> RESOLUTION RECOMMENDING APPROVAL OF A CONDITIONAL USE PERMIT <br /> FOR A GARAGE ADDITION AT 6951 KNOLLWOOD DRIVE; <br /> MOUNDS VIEW PLANNING CASE CM2024-0002 <br /> WHEREAS, Wayne Spiering owns the residential property at 6951 Knollwood Drive, zoned R-1 <br /> Single Family Residential; and, <br /> WHEREAS, the property consists of a house and detached garage. The square footage of the <br /> existing detached garage is approximately 942 square feet. The applicant proposes an addition to the <br /> garage, resulting in a 1,298-square-foot structure; and, <br /> WHEREAS, Mounds View Zoning Code standards allow an accessory building of more than 952 <br /> square feet only with a conditional use permit; and, <br /> WHEREAS, the Mounds View Planning Commission has reviewed the requested garage addition <br /> project and has considered the code requirements and pertinent issues involved in the request. <br /> NOW, THEREFORE, BE IT RESOLVED that the Mounds View Planning Commission hereby <br /> recommends approval of the conditional use permit for a 440-square-foot garage addition on the property <br /> at 6951 Knollwood Drive, resulting in a total garage structure of 1,298 square feet, as submitted by the <br /> applicant on survey drawings from E.G. Rud & Sons, Inc. dated 9-23-24, with the following conditions and <br /> findings of fact <br /> Condition for Approval <br /> 1) The proposed modification to the accessory building conforms with §§ 160.028 and 160.087(A) of <br /> the zoning code. <br /> 2) The garage addition will be compatible in appearance with the existing garage ensuring a uniform <br /> appearance on the property. <br /> 3) The accessory building will be a permanent structure with foundation matching the existing <br /> garage. <br /> 4) The garage and addition will only be used for storage and related activities, not for living. <br />
