041 <br />DEVELOPMENT AGREEMENT NO. 88-85 <br />EXHIBIT 2A <br />In addition to the foregoing conditions, the Developers agrees to <br />the following: <br />1. The City be provided with appropriate title abstracts <br />and record the abstracts with Ramsey County. <br />2. A drainage easement be provided along the western by <br />feet of the newly created lot, and a drainage easement <br />of 10 feet be provided along the southern 10 feet of <br />the lot remaining. <br />3. A development agreement be entered into with Mr. Grone <br />and the City in order to specify the drainage system. <br />4. A building permit will be issucd contingent upon the <br />creation of a drainage swale linking the pond located <br />on the west end of the newly created lot to the street <br />along the 10 foot drainage easement. The swale shall <br />tilt slightly to the pond with the highest point no <br />higher than the top of the curb. <br />5. Developer shall pay a park dedication fee in the <br />amount of $192.00. <br />6.
