MEMO TO: Planning Commission and City Council <br />FROM: City Planner Herman <br />DATE: March 31, 1988 <br />SUBJECT: SITE PLAN REVISIONS FOR MOUNDS VIEW BUSINESS PARK, <br />BUILDING E <br />Attached you will find a memo from Mr. Tim Nelson requesting the <br />approval of site plan changes to Building E . As you can see, <br />the building has grown with gross leasible increasing 8,538 <br />square feet. Parking has been increased to accommodate the <br />increase in space. This has produced a higher parking/1,000 <br />square feet ratio than the previous submittal. <br />An issue arises in regard to the rear yard setback. Previous <br />plans had the rear yard setback over the 40 foot requirement. <br />The new plans change that setback to 10 feet which will also <br />require changing the original plat. Possible options open to the <br />Council are as follows: <br />1. The site plan could be changed to shift some of the <br />parking in back. Shifting the parking would require <br />setbacks of at least 40 feet in front and rear. <br />2. A PUD zoning allows for relaxation of zoning require- <br />ments. If the City Council chooses to allow this building <br />with a 10 foot rear setback, the developer should be <br />informed that the setback of the building to the north <br />will be required to have a 40 foot setback to allow for a <br />50 foot interval between the two buildings. <br />3. The City could require a 40 foot setback on this site <br />which would require the developer to shift the property <br />line 40 feet rather than the 10 he proposes. The northern <br />lot would be 300' x 620' instead of the proposed 330' x <br />620, still allowing for a buildable lot. <br />The City Forester has reviewed the landscape nlan ana foeIa i. <br />very suitable for the site. I will be asking the City Engineer <br />to review the drainage plans before the City Council takes action <br />at its April 11 meeting. <br />KH/bac <br />C <br />
