0 <br />SITE DESCRIPTION (COST.) <br />The third alternative is to value the strip of around 77.5 feet <br />wide and approximately 448 feet deep. This again would be a <br />single buildable site deeper than what is typical. As previously <br />mentioned, this would result in severance damage'to the remainder <br />and if this were considered this valuation would be similar to <br />t:je other 2 alternatives including severance damage. <br />The reason for the various valuation alternatives is because of <br />the development potential of the site. Genera)2y speaking the <br />77.5 feet of frontage would be used to allow accesP, that Is <br />Improved with a street, to develop 3 additional sites at the rear <br />of the site. <br />In 66.ne cases the City of Moundsview would condemn the land - <br />alternati.ve 03 which would generally give the owner of the <br />property $38,000.00 in damages and allow for development of 3 <br />lots with a retail value of $93,000.00. This would involve an <br />estimated $30,000.00 - 540,000.00 in development cost or a net to <br />the owner of th± property of about $91,000.00 to $101,000.00. <br />
