Findings of Fact for Approval <br />1. The city has specific development standards in the zoning code. <br />2. The current site at 8031 Greenwood Drive is zoned R-1, Single Family Residential. <br />3. The applicant proposed to construct a 1,140 sq ft shed, resulting in a total accessory <br />structure area of 1,600 sq ft. <br />4. Section 160.087 allows up to 1,800 sq ft of accessory structures, but requires a CUP for any <br />total exceeding 952 sq ft. <br />5. The proposed accessory structure meets the numerical limits and includes a garage, <br />satisfying the requirements of Section 160.088(E), and the CUP criteria in Section 160.452. <br />6.
