Mounds View EDA September 8, 2025 <br /> Special Meeting Page 2 <br /> 1 Road. He reported the EDA acquired this lot to rezone for a larger commercial redevelopment <br /> 2 project. He explained the adjacent bank was not willing to split their lot which meant the City was <br /> 3 back to the drawing board. He stated the City has a developer that was proposing a development <br /> 4 for this site. He requested the EDA bring forward questions at this time to see if this was the type <br /> 5 of development that should move forward. <br /> 6 <br /> 7 President Meehlhause asked if the Comprehensive Plan would have to be updated if the zoning <br /> 8 were changed.Assistant City Administrator Beeman reported this was the case noting the property <br /> 9 was not currently guided for mixed use/PUD. He stated the Comprehensive Plan approval would <br /> 10 have to be considered by the Met Council and it would take several months to complete this <br /> 11 process. <br /> 12 <br /> 13 Sinan Music, 7980 Woodlawn,thanked the EDA for considering his request. He explained he was <br /> 14 a resident of Mounds View. He reported he was a general contractor and developer. He indicated <br /> 15 his initial plan was to purchase this lot for the development of several townhomes. <br /> 16 <br /> 17 Commissioner Lindstrom asked how many townhomes would be located on this property. Mr. <br /> 18 Music stated he was proposing to construct four townhomes. <br /> 19 <br /> 20 President Meehlhause inquired if the townhomes would be two stories. Mr. Music reported the <br /> 21 units would have a garage at ground level with two stories above the garage. <br /> 22 <br /> 23 Commissioner Lindstrom questioned what the price point would be for the townhomes.Mr.Music <br /> 24 reported the townhome units would be rental. <br /> 25 <br /> 26 President Meehlhause recommended background checks be completed on all renters. He asked <br /> 27 who would be managing the rentals. Mr. Music stated he would be managing the townhome <br /> 28 rentals. <br /> 29 <br /> 30 Commissioner Gunn believed this would be a nice addition to the housing stock in Mounds View. <br /> 31 <br /> 32 B.
