Assignee Notice Address. Landlord Notice Address. The notice address for Assignee under the <br /> Lease shall be as follows: <br /> El Novillo Alegre LLC <br /> 8133 Woodlawn Drive <br /> Mounds View,MN 55112 <br /> 12. Administrative Fee. On or before the Assignment Effective Date,Assignor shall pay Landlord an <br /> administrative fee in connection with this Assignment in the amount of$500(the"Administrative Fee"). <br /> 13. Landlord's Legal Fees. On or before the Assignment Effective Date, Assignor shall also pay <br /> Landlord's attorneys' fees incurred in connection with this amendment in the amount of$1,120 <br /> (the"Landlord's Attorneys' Fees"). <br /> 14. General Hours of Operation.Article 1(8)of the Lease is hereby amended such that from and after <br /> the Amendment Effective Date,Tenant shall be permitted operate its business during the hours from 8:00 <br /> a.m.to 2:00 a.m.Monday through Sunday,but in any event Tenant shall maintain general hours of operation <br /> of at least those set forth in Article 1(8)of the Lease. <br /> 15. Integration Clause. This Assignment contains all stipulations and agreements of the parties <br /> pertaining to the subject matter hereof,and Landlord has made no promises,warranties,or representations <br /> of any kind with respect to this Assignment,the Lease or the Premises other than as expressly set forth in <br /> the Lease and this Assignment. <br /> 16. Miscellaneous.The individuals executing this Assignment hereby represent and warrant that they <br /> are empowered and duly authorized to so execute this Assignment on behalf of the parties they represent. <br /> The Lease,except as modified and assigned herein, is hereby confirmed to be in full force and effect.This <br /> Assignment shall be binding upon and inure to the benefit of each of the parties hereto and their respective <br /> successors and assigns.This Assignment shall be governed by,and construed in accordance with,the laws <br /> of the State of Minnesota without regard to conflict of law principles. <br /> 17. Counterparts. This Assignment may be executed in any number of counterparts with the same <br /> effect as if all signing parties had signed the same document. All counterparts will be construed together <br /> and constitute the same instrument. Facsimile copies and electronic copies (e.g. PDFs) of executed <br /> signatures to this Assignment, as well as electronic signatures made in compliance with the Electronic <br /> Signatures in Global and National Commerce Act(ESIGN)and the Uniform Electronic Transactions Act <br /> (UETA) (e.g. DocuSign), will be accepted with the same force and effect as original signatures to this <br /> Assignment. <br />
