The notice address for Assignee under the Lease shall be as follows: El Novillo Alegre LLC 8133 Woodlawn Drive Mounds View,MN 55112 12. Administrative Fee. On or before the Assignment Effective Date,Assignor shall pay Landlord an administrative fee in connection with this Assignment in the amount of$500(the"Administrative Fee"). 13. Landlord's Legal Fees. On or before the Assignment Effective Date, Assignor shall also pay Landlord's attorneys' fees incurred in connection with this amendment in the amount of$1,120 (the"Landlord's Attorneys' Fees"). 14. General Hours of Operation.Article 1(8)of the Lease is hereby amended such that from and after the Amendment Effective Date,Tenant shall be permitted operate its business during the hours from 8:00 a.m.to 2:00 a.m.Monday through Sunday,but in any event Tenant shall maintain general hours of operation of at least those set forth in Article 1(8)of the Lease. 15. Integration Clause. This Assignment contains all stipulations and agreements of the parties pertaining to the subject matter hereof,and Landlord has made no promises,warranties,or representations of any kind with respect to this Assignment,the Lease or the Premises other than as expressly set forth in the Lease and this Assignment. 16. Miscellaneous.The individuals executing this Assignment hereby represent and warrant that they are empowered and duly authorized to so execute this Assignment on behalf of the parties they represent. The Lease,except as modified and assigned herein, is hereby confirmed to be in full force and effect.This Assignment shall be binding upon and inure to the benefit of each of the parties hereto and their respective successors and assigns.This Assignment shall be governed by,and construed in accordance with,the laws of the State of Minnesota without regard to conflict of law principles. 17. Counterparts. This Assignment may be executed in any number of counterparts with the same effect as if all signing parties had signed the same document. All counterparts will be construed together and constitute the same instrument. Facsimile copies and electronic copies (e.g. PDFs) of executed signatures to this Assignment, as well as electronic signatures made in compliance with the Electronic Signatures in Global and National Commerce Act(ESIGN)and the Uniform Electronic Transactions Act (UETA) (e.g. DocuSign), will be accepted with the same force and effect as original signatures to this Assignment.
