<br /> LEASE GUARANTY AGREEMENT
<br /> THIS LEASE GUARANTY AGREEMENT (this "Agreement') dated this oZ 9'" day of
<br /> December,2025 is entered into by:
<br /> EL POLLO FELIX, LLC, a Minnesota limited liability
<br /> company, CORONA'S MANAGEMENT LLC, a Minnesota
<br /> limited liability company,ROSA CORONA,and MARCELO
<br /> CORONA
<br /> (collectively,"Guarantor")
<br /> -and-
<br /> MOUNDSVIEW SQUARE ASSOCIATES,LLC("Landlord")
<br /> RECITALS:
<br /> A. Landlord and El Novillo Alegre LLC, a Minnesota limited liability company, ("Tenant") as
<br /> successor-in-interest to Dos Hermanos II, LLC are parties to that certain Lease Agreement (the "Lease')
<br /> dated October 25,2022 related to certain premises(the"Premises")which are located in the City of Mounds
<br /> View,County of Ramsey, State of Minnesota,as more particularly described in the Lease.
<br /> B. The individuals and entities constituting the Guarantor are affiliated with Tenant.
<br /> AGREEMENT:
<br /> NOW,THEREFORE,in consideration of the mutual covenants and agreements herein contained,
<br /> the parties hereto do hereby agree as follows:
<br /> 1. Guarantor hereby guarantees to Landlord, its successors and assigns, full and prompt
<br /> payment of any and all sums and charges payable by Tenant, its successors and assigns, under the Lease,
<br /> and hereby further guarantees the full and timely performance and observance of all the covenants,terms,
<br /> provisions,conditions and agreements of the Lease to be performed and observed by Tenant, its successors
<br /> and assigns; and Guarantor hereby covenants and agrees to and with Landlord, its successors and assigns,
<br /> that if default will at any time be made by Tenant, its successors or assigns, in the payment of Rent as that
<br /> term is defined under the Lease (to include, without limitation, Minimum Rent and all Tenant's
<br /> Proportionate Share of Operating Costs,Real Estate Taxes,and Landlord's Insurance),or if Tenant should
<br /> default in the performance and observance of any of the covenants, terms, provisions, conditions or
<br /> agreements contained in the Lease, Guarantor will and will forthwith pay such rent to Landlord, its
<br /> successors and assigns,and any arrears thereof,and will and will forthwith faithfully perform and fulfill all
<br /> of such covenants, terms, conditions, provisions and agreements, and will forthwith pay to Landlord all
<br /> damages that may arise in consequence of any default by Tenant,its successors or assigns,under the Lease,
<br /> including without limitation all reasonable attorneys' fees and disbursements incurred by Landlord or
<br /> caused by any such default and/or by the enforcement of the Lease or of this Guaranty. If at any time the
<br /> term Guarantor will include more than one(1)person or entity,or the obligations herein are guaranteed by
