a lot division with five lots on Sunnyside to allow for this road easement.
He had his surveyor redraw the plat into five lots. Then, in attemps to
sell the lots, interested parties were no longer interested after they heard
the costs of the assessments. He said it seems nobody wants to pay that
much for that size lot. He said Ramsey County ultimately decided not to
ask for the additional 16 feet. They said it was a misunderstanding because
of an incorrect drawing made by his surveyor. Mr. Balk said he would like
to go back to his original request of six lots on Sunnyside.
Mrs. Haake, Planning Commission Chairwoman, said the Planning Commission
was concerned if the City would want to take the full 16 feet and she
feels the City should get together with the City of Blaine to see what
their plans are for County Road J.
Mayor Johnson said he feels County Road J is a problem that will be kicked
around for a long time unless in some way they are able to free money for
the highway. It may not be a good idea at this point to make the corner
lot 116 feet.
Councilman Hodges felt Mr. Balk should be given an opportunity to get as
many lots as possible.
Mr. Balk said he would like to know what he would be allowed to do
concerning the platting of his land considering all of the items he
mentioned.
Mayor Johnson said the City should allow for the road easement at this
time because it cannot be recovered later on.
Councilman Hodges said as long as the County does not need the additional
easement, he sees no reason to request it.
Councilman Baumgartner feels a 33' road bed should be kept which will
have to be continued along County Road J and a 49 foot right of way
would only leave way for inviting a four lane highway.
Councilman Pickar does not see a need for requesting a 116' lot on this
corner.
Councilman Shelquist said County Road J is classified as a minor arterial.
He said he talked to Mr. Clark of Ramsey County Records and Research
and he showed him a map which showed the existing Co. Rd. J roadbed after being

and Diane E. Balk Subdivision for 8 :30 p.m., October 27, 1975, and that
the Council will permit on this particular subdivision a 100 foot corner
lot and that the City of Blaine, County of Ramsey, and State Highway
Department be notified that the Council will be considering a preliminary
and final plat on this development with the anticipation of approving
a 100 foot corner lot on County Road J and if they have anyobjections
they should be encouraged to inform us of these objections.
MSP (Baumgartner- Hodges) to amend the motion to maintain a 33 foot road
easement on County Road J. 5 Ayes
