RESOLt.:TION APPROVING A CONDITIONAL USE PERi\J1T TO ALtO'V FOR A 400
SQCARE-FOOT OVERSIZED SHED AT 7474 GROVELAND ROAD~ MOUNDS VIEW'
PLANNING CASE ~O. CllOO-005
\VHEREAS, Phil Johnson has applied for a conditional use pcrmit to construct a 400
square-foot shcd in the back yard of his propcrty located at 7474 Grovcland Road, property
zoned R-l, Single Family Residential, and legally described as follows:

\VIIEREAS, The Vlounds View Zoning Code conditionally allows sheds up to 400
square feet in area with a maximum accessory building area not to exceed 1.400 square fcet; and,
\VHEREAS, the Vlounds Vicw City Council has reviewed thc following documents
regarding this proposal:
a. Dcvclopment Application
b. Zoning :Ylap
c. Sitc Plan
d. Photographic Documcntation
e. Signatures of Neighboring Residents

g. Stafr Report
\VI-IEREAS. the Mounds View City Councillinds that thc proposal satisfies the
dimcnsional and conditionalusc pcrmit requiremcnts as outlined in Chapters 1104, 1106 and
1125 oCthe Zoning Code: and,
'VHEREAS. the Vlounds View City Council finds that the requcst is consistent with the
Mounds View Comprchensive Plan in that the Comprehensive Plan encourages thc dcvelopment
and maintenance of residential areas so as to improvc the quality. appearance and attractivcness of
housing units and residcntial property in general; and,
\VHEREAS. the Mounds View City Council finds that thc proposed shcd would not be out
of place given the character and gcography oCthe surrounding arca involved in that the Jot is rathcr
large and sheds arc cOlllmonplace rcsidential structural improvements which help keep properties
neat and orderly; and.

WHEREAS, the Mounds View City Council finds that the proposed shed would not
depreciate the neighborhood in that the oversized shed would allow the applicant to store items
inside which might otherwise be left outside and would guard against a cluttered exterior
appearance; and,
WHEREAS, Mounds View City Council finds that the applicant has sufficiently
demonstrated that a need exists for the proposed oversized shed; and,
'VH EREAS, the :Ylounds View City Council finds that the proposed oversized shed
would be more than adequately screened by mature trees and a privacy fence.
NO'V. THEREFORE. BE IT RESOLVED that the Mounds View City Council
approves the conditional use permit with the following stipulations:
1.
The applicant shall arrange to record the City Council resolution approving the conditional use
permit with Ramsey COllnty and provide proofofsuch recordation to the City within sixty days
of Co unci I approval or this permit shall be considered null and void.

The shed shall not be used for living space or other uses not allowed by the district in \vhich it
is located or by the Zoning Code. Should the llse change for which the pellllit was granted, the
conditional use permit shall be' considered null and void.
3.
The shed shall be a permanent structure and shall be designed and maintained to be
aesthetically pleasing and complementary to the existing dwelling and garage.
4.
No other sheds or accessory buildings shall be allowed on the property.
