RESOLUTION APPROVING THE DEVELOPMENT STAGE PLANS FOR THE
PROPOSED MERMAID PLANNED Ul\"IT DEVELOPMENT,
2200 HIGHWAY IO~ PLANNING CASE NO. PDOO-002
WHEREAS, Dan Hall. representing The Mermaid, Inc.. has madc application for a
Planned Unit Dcvelopment (PLD) and is requested approval of the PUD development stage
plans; and,
WHEREAS, The Mermaid is located at 2200 Highway 10 and is currently zoned B-3,
Business Commercial; and,
WHEREAS. the PIN numbers of the propcl1ies associated with this PUD proposal are as
follows:

08-30-23-43-0007 - Mcrmaid
08-30-23-43-0008 - Mermaid
08-30-23-43-0009 - Rent All
08-30-23-43-0005 - Music Off 1 0
08-30-23-43-0023 - Mounds View Business Park South Condo (part)
WHEREAS, on August 14.2000, thc Mounds View City Council approved the Mermaid
PL;D gcneral conccpt plan and on October 4,2000. the Mounds View Planning Commission
recommended approval of the development stage plans; and.
WHEREAS. the Mounds View City Council has reviewed Chapter 1120 of the Mounds
View Municipal Code pertaining to planned unit dcvelopments; and,
WHEREAS. the Mounds View City Council has rcviewed the land use component of the
Comprehensive Plan relative to this requcst; and,
WHEREAS. The Mounds Vie\v City Council has rcviewed the sitc plans date-stampcd
Septcmber 28.2000. relative to this request.
NO\V, TH EREFORE. BE IT RESOLVED that thcMounds View City Council finds that
thc devclopment stagc plan ofthc proposed planned unit development is consistent with the
Comprehensive Plan and thcMunicipal Code and approvcs said plans with thc following

stipulations:
1. The lighting plan shall be rcvised to show the light fixture specifications and light standard
heights to bc uscd for the new exterior building and parking lot illumination.

The total building, monument and pedestal signage to be used on the developmcnt shall be
limited to 850 squarc fect.
3. The applicant shall execute a sign eascment document which dedicates to the City the area
to be llscd for a gatcway sign at the comer of Higlnvay 10 and County Road H.
4. The landscapc plan shall be further revised to show the specifIC types and numbers of
plantings to bc used within this devclopmcnt and shall be approved by the City Forcster.
5. As requircd by the Planned Unit Development section of the City Code. the applicant shall
execute a PUD Document and Dcvclopment Contract pcrtaining to the Mermaid PUD.
which will scrvc as the guiding and controlling documents for this development.
6. The applicant shall submit a security plan for the development to thc Chief of Police for
his review
BE TT FURTHER RESOLVED that thc Mounds View City Council approves of a
rezoning of the associated properties from B-3 to PUD and dirccts staff to prepare an ordinance
to cffectuate such a rezoning and to set a public hearing for such action.
