WHEREAS, RTNt Managemcnt. Inc.. rcpresenting property owncrs Jamcs Kuphal and
Danine & David Super. has rcqucsted approval of a minor subdivision of 2468 and 2474 County
Road H2. properties zoned R-I, Single Family Residential, and legally-describcd as follows:

WHEREAS. the applicant proposcs to subdividc thc rear 80 feet from both lots to creatc a
buildable lot tt'onting lrondale Road with a proposed legal description as follows:

\VHEREAS. the \1ounds Vie",: City Council has revicwed the applicant's request for a
minor subdivision and has dctcrmined that it is in conformancc with Chapters 1104, 120 I. and
1202 o[the Municipal Code; and
WHEREAS. the Mounds View City Council finds that the applicant's request for a minor
subdivision is in conformance with the Comprehensivc Plan; and,
WHEREAS. the applicant has submittcd a Certificatc of Survcy for the abovc dcscribcd

WHEREAS. the Engineering Tcchnician and Public Works Dircctor for the City of
\Iounds Vie\\' have rcviewcd thc proposcd minor subdivision and has found it acceptable; and,
WHERE/\.S. thc proposed Ccrti licatc of Survey has bcen forwarded to the City Attorney
lar rcvie\',.-; and,
WHEREAS. in accordance with Section 1204.04. Subd. 4. a park dedication fee in the
amount of$733 is applicable with this proposed minor subdivision.
NOW, THEREFORE, BE IT RESOLVED that the Mounds View City Council approves
thc minor subdivision of2468 and 2474 County Road H2 as requestcd by RIM Management,
Inc.. subjcet to the following stipulations:
I. The applicant shall submit the rcquired park dedication in thc amount 01'5733.00.
2. The applicant shall record the City Council rcsolution of approvaL the Certificate of
Survcy and the eascment document \\'ith Ramsey County within thirty (30) days of
final adoption. ami prescnt proof of such recording to thc City of Mounds Vicw.
Failurc to record thesc documents or provide proof of such recordation shall cause
this approval to be null and void.
Adopted this 25th day of Septembcr. 2000.
