STATE OF MINNESOTA
RESOLUTION APPROVING THE MINOR SUBDIVISION OF 3033 BRONSON DRIVE;
PLANNING CASE NO. MI2014-001
WHEREAS, Richard Beyer, has requested approval of a minor subdivision to split
3033 Bronson Drive into two parcels; and,
WHEREAS, the property is zoned R-1, Single Family Residential, and legally-
described as:
The East Half of Lots 61 and 62, Spring Lake Park Knolls Addition,
Ramsey County, Minnesota
PIN 07-30-23-22-0035
WHEREAS,the Applicant proposes to subdivide 3033 Bronson Drive into two
lots; the west lot will include the existing house, and the east lot will be vacant; and,
WHEREAS, the Planning Commission and City Council have reviewed the
Applicant's request for a minor subdivision and has determined that it is in conformance
with Chapters 1104, 1201, and 1202 of the Municipal Code; and
WHEREAS, the City Council finds that the Applicant's request for a minor
subdivision is in conformance with the Comprehensive Plan; and,
WHEREAS, in accordance with Section 1204.04, Subd. 4 of the Municipal Code, a
park dedication fee will be required,with the amount to be determined by the City Council,
based on the 2013 Ramsey County assessed market land value.
NOW, THEREFORE, BE IT RESOLVED that the Applicant shall have 6 months
from final approval to file proper documentation with Ramsey County, including new deeds
and easement documents, and furnish proof of such recording to the City. If such action is
not accomplished by the date so indicated, this minor subdivision approval shall be
considered null and void.

NOW, THEREFORE, BE IT FINALLY RESOLVED that the Mounds View City
Council approves the minor subdivision of 3033 Bronson Drive subject to the following
stipulations:
1. The Applicant shall complete any and all requirements after final review of the
Certificate of Survey and title commitment by the City Attorney.
2. The Applicant shall arrange to amend the Certificate of Survey if any changes
are required by Ramsey County.
3. The Applicant shall pay to the City, a park dedication fee of$1499 and all other
fees associated with this subdivision request.
4. The existing detached garage must either be removed, or moved in order to
meet the Zoning Code, by July 1, 2014.
