HomeMy WebLinkAboutResolution 8285 RESOLUTION NO. 8285 CITY OF MOUNDS VIEW COUNTY OF RAMSEY STATE OF MINNESOTA RESOLUTION APPROVING THE FINAL PLAT FOR THE SUBDIVISION OF LONGVIEW ESTATES INTO 10 LOTS; MOUNDS VIEW PLANNING CASE NO. MA2014-001 WHEREAS, Marty Harstad, representing Eichi, Inc. has requested approval of a final plat for the major subdivision of Longview Estates, legally-described as follows: Lot 4, Block 1, Mueller Addition PIN 07-30-23-42-0066 WHEREAS, The above-described land is zoned R-1, Single-Family Residential and is designated as Single-Family Detached on the Comprehensive Plan; and, WHEREAS, Marty Harstad with Eichi, Inc. has submitted a Final Plat for the major subdivision which creates 10 buildable lots; and, WHEREAS, the community development and public works staff have reviewed the preliminary plat and finds that it satisfies the minimum subdivision requirements as articulated in Titles 1100 and 1200 of the Mounds View Municipal Code and complies with county platting requirements; and, WHEREAS, the proposed subdivision is within a designated wetland area; and, WHEREAS, the City Council passed Resolution 7658, approving a variance for Longview Estates to allow reduced lot widths in a wetland district; and, WHEREAS, the City Council passed Resolution 8261, approving the preliminary plat for Longview Estates; and, WHEREAS, in accordance with Section 1204.04, Subd. 4, the subdivision is subject to a park dedication fee of $12,000, which would be equivalent to 10% of the 2013 Ramsey County assessed value of the land area, which is determined to be $120,000.00; and, WHEREAS, the Mounds View City Council has reviewed the following documents regarding this proposal: 1. Final Plat Resolution 8285 Page 2 NOW, THEREFORE, BE IT RESOLVED that the Mounds View City Council approves the Longview Estates Final Plat submitted by Marty Harstad, Eichi, Inc. subject to the following conditions: 1. Prior to the Final Plat execution, the applicant shall pay a park dedication fee in the amount of $12,000.00. 2. The applicant must pay for all costs incurred by the City concerning this subdivision, including costs incurred by the City Attorney and city consultants. 3. The applicant shall complete all requirements from the review by the City Attorney. 4. The applicant shall follow City Code Chapter 1127 for landscaping requirements. 5. All utilities within the development area and to the individual home sites shall be located underground.
