CITY OF MOUNDS VIEW
COUNTY OF RAMSEY
STATE OF MINNESOTA
RESOLUTION APPROVING A MINOR SUBDIVISION OF THE PROPERTY
LOCATED AT 7653 GROVELAND ROAD; MOUNDS VIEW PLANNING CASE
NO. M102-001
WHEREAS, Terry Martinson has requested approval of a minor subdivision of
7653 Groveland Road, zoned R-1, Single Family Residential, and legally-described as
follows:
Spring Lake Park Knolls Addition, Lot 3
Except the East 7 Feet Thereof,
Ramsey County
State of Minnesota
WHEREAS, the applicant has submitted a Certificate of Survey for the above
described property; and
WHEREAS, the City Council has reviewed the following documents regarding
this proposal:
1. Certificate of Survey
2. Staff Report
3. Planning Commission Resolution 691-02
WHEREAS, the applicant proposes to split off the rear 204 feet of the property to
create a 27.060 square foot buildable lot fronting Silver Lake Road and would be legally
described as follows:
That part of Lot 3, Spring Lake Knolls, Ramsey County, Minnesota,
which lies east of the west 205. 1 feet thereof
WHEREAS, the City Council has reviewed the applicant's request for a minor
subdivision and has determined that it is in conformance with Chapters 1104, 1201, and
1202 of the Municipal Code; and
WHEREAS, the City Council finds that the applicant's request for a minor
subdivision is in conformance with the Comprehensive Plan; and
WHEREAS, the Engineering Technician and Public Works Director for the City of
Mounds View have reviewed the proposed minor subdivision and have found it
acceptable; and
WHEREAS, the Ramsey County Traffic Engineer has reviewed the proposed
minor subdivision and has found it acceptable; and

WHEREAS, the Planning Commission reviewed this request on March 6, 2002,
and recommended approval of the minor subdivision; and
WHEREAS, in accordance with Section 1204.04, Subd. 4, a park dedication fee
in the amount of $2,110 is applicable with this proposed minor subdivision.
NOW, THEREFORE BE IT RESOLVED, having found that the proposed subdivision
satisfies City subdivision and zoning requirements and is in conformance with the
Comprehensive Plan, the Mounds View City Council approves the minor subdivision of
7652 Groveland Road requested by Terry Martinson, subject to the following:
1. Prior to the City affixing its signatures to the Resolution of approval, the
applicant shall submit the required park dedication fee in the amount of
$2,110.
2.
The applicant shall record the City Council resolution of approval, the
Certificate of Survey, and an easement document for the westerly and
westerly parcel with Ramsey County within sixty (60) days of final
adoption, and present proof of such recording to the City of Mounds View.
Failure to record these documents or provide proof of such recordation
shall cause this approval to be null and void.
