WHEREAS. the applicant has submitted a preliminary plat for the Knolh\'ood Estatcs
major subdi\'ision to elTcctuate thc proposed lot combination; and.
\VHCRCAS. the Mounds View City Council has reyiewcd the applicant's request for a
preliminary plat and has determincd that it is in conformance with Chapters II {)-I-. 120 Land
1.202 or the 1\1 ullicipal Code; and
\VHCREAS. the \-10unds Vie\\ City Council has re\'iewed the follO\\'ing documcnts
regarding this proposal:

NOW. THEREFORE. BE IT RESOLVED that the IVlounds View City Council approves
the preliminary plat for the Knol1\vood Park Fourth Addition major subdivision. suhject to thc
following stipulations:
I. The applicant shall revise the plat to show a ten-foot drainage and utility casement
adjacent to Lot 16 and 18 of Knollwood Park and shall revise the plat to reflect the
current Mayor's name. Richard SontelTc.

Prior to the City executing the plat and artixing its seal thereto, thc applicant shall
submit the applicable park dedication fee in the amount of S 14.390.

No development or expansion shall be allowed onto that portion of the lot which is
currently zoned R-l. Single Family Residential.
4. The applicant shall dedicate to the City a conservation or preservation easemcnt over
the north 250 feet of Lots 14 and 15 and the west 75 fcet of the north 250 feet of Lot
13. all in Knol1wood Park. County of Ramsey.
5. The applicant shall apply for Final Plat approval within six (6) months or the
Preliminary Plat approval shall expire.
