THANK YOU. s MEMORANDUM TO: PLANNING COMMISSION FROM: PAUL HARRINGTON, PLANNER DATE: January 31, 1992 SUBJECT: DEVELOPMENT REVIEW, WOLF AND ASSOCIATES, 4860 MUSTANG CIRCLE, PLANNING CASE NO. 330-91 Attached please find Planning Commission Resolution No. 328-91 recommending approval of the requested development of Wolf and Associates, 4860 Mustang Circle. At the January 15, 1992 Agenda Meeting, staff was asked to determine the impact of the proposed additional impervious area on the site as a result of the development. Staff has reviewed previously approved drainage plans for the site and determined that the increase in impervious area on the site will be negligible and will have no significant impact on the drainage of the property. MOUNDS VIEW PLANNING COMMISSION RESOLUTION NO. 328-92 CITY OF MOUNDS VIEW COUNTY OF RAMSEY STATE OF MINNESOTA RESOLUTION RECOMMENDING APPROVAL OF THE DEVELOPMENT REQUEST OF WOLF AND ASSOCIATES, 4860 MUSTANG CIRCLE, PLANNING CASE NO. 331-91 WHEREAS, Wolf and Associates have requested City approval to construct a 5, 184 square foot addition to their existing facility at 4860 Mustang Circle; and WHEREAS, Chapter 59. 07 of the Mounds View Municipal Code requires that a development review be conducted for this and similar proposals; and WHEREAS, the Planning Commission has reviewed the following documents regarding this development proposal: 1. Planning Application 2. Site Plan; and WHEREAS, the Planning Commission has determined thatAil/ the proposal is in conformance with all applicable requirements of Chapter 40. NOW, THEREFORE, BE IT RESOLVED that the Mounds View Planning Commission recommends approval of the development review request. BE IT FINALLY RESOLVED that the Planning Commission directs Staff to forward this resolution to the City Council prior to approval of the minutes. Adopted this 5th day of February, 1992 . IIP PP . r 4IP MOUNDS VIEW PLANNING COMMISSION RESOLUTION NO. 329-92 CITY OF MOUNDS VIEW COUNTY OF RAMSEY STATE OF MINNESOTA RESOLUTION RECOMMENDING APPROVAL OF THE PLANNED UNIT DEVELOPMENT REQUEST OF EVEREST DEVELOPMENT FOR MOUNDS VIEW BUSINESS PARK SOUTH PARKING LOT, PLANNING CASE NO. 341-92 WHEREAS, the Mounds View Planning Commission has reviewed the request by Everest Development for a planned unit development request by Everest Development for a planned unit development amendment to the previously approved planned unit development site plan for the Mounds View Business Park South project; and WHEREAS, the revised site plan is shown as Exhibit A and dated December 20, 1991; and WHEREAS, the changes involve the incorporation of additional property to be utilized as parking area; and WHEREAS, the additional property is located at 2260 and 0 2280 Highway 10, legally known as Mounds View Business Park South, Lot 1, Block 1; and Beginning at southwest corner of northwest 1/4 of southeast 1/4 then north 114 . 41 feet then north 40 degrees 19 minutes east 289 .45 feet to point on southwesterly line of STH 10/62 and 245. 56 feet measured thereon from west line of said 1/4 1/4 then at right angle southeasterly on said southwesterly line 157. 92 feet then at right angle southwesterly to point on south line of said 1/4 1/4 and 104 feet east of beginning then to beginning in section 8 township 30 range 23 , respectively; and WHEREAS, the proposed amendment increases the total parking in the planned unit development by approximately 190 stalls; and WHEREAS, the City Forester has reviewed the proposed landscape plan and found it to be consistent in both species type and density to the previously submitted plan for the planned unit development; and WHEREAS, the City Engineer has reviewed the proposed grading plan for the site and found it to be appropriate for the proposed use. NOW, THEREFORE, BE IT RESOLVED that the Mounds View 111 Planning Commission recommends to the City Council approval of the proposed planned unit development amendment as requested. RESOLUTION NO. 329-92 PAGE TWO OF TWO111, BE IT FINALLY RESOLVED that the Planning Commission directs Staff to forward this resolution to the City Council prior to approval of the minutes.
